Due to internal promotion we have an exciting permanent opportunity in our Property Estates Team as an Estates Strategy Manager. In this varied and exciting role, you will lead with enabling the full potential of our portfolio of assets to be realized, both individually and collectively over a 3-5 year timeline. Alongside this you will also lead with building a strong trading platform for the future and ensuring we maximise incremental returns.
This is a fantastic opportunity for an individual who is looking to develop their leadership career within M&B, and gain exposure to Senior Stakeholders across the organization including Divisional Directors, Operations Directors and their leadership teams.
This full time role is an Office Flexible position, based at our head office in Birmingham City Centre for circa three days per week with the remaining days at sites/home.

What will I be doing?
- Taking responsibility for the asset management strategy for c.800 businesses with an asset value >£2.0bn.
- Responsibility for the creation, development and implementation of brand capital plans, with an annual value of c.£60-80m.
- Responsibility for the creation, development and implementations of individual brand location strategies
Asset Management Strategy
- Facilitate the development and implementation of brand asset management strategies through identifying: sources of value creation/destruction; asset management levers; scaling of a brand’s full potential.
- Support the preparation of Brand Strategic Plans, specifically asset profile, investment performance, micro-market and competitor density and short- medium- and long-term asset and investment strategies.
- Lead the development of improved investment assumptions and work with functional experts as required (e.g. site criteria / sales assessment; appraisal criteria (P&L; whole life economics); design / capital cost efficiency).
- Input to brand activation process and offer development work-streams as required. Manage the roll out of any asset development and investment projects
- Provide asset lead when assessing large scale industry consolidation or disposal projects.
- Review all pipeline acquisition sites to ensure that they meet minimum site criteria requirements and add value in line with MAB minimum hurdles.
Estate and Capital Planning
- Lead and manage brand estate and capital planning process through integrating top down asset management strategy with brand investment strategies and individual outlet plans.
- Lead and manage the development of the brand capital plan submission through the annual planning and budgeting process and establish quarterly rolling reviews.
- Lead and manage the on-going estate planning process, to include reviews of alternative options for under-performing assets and identification of capital plan pipelines (Acquisition, Conversion, Remodel, M&B Lease, NTP and Disposal).
- Ensure appropriate cross brand reviews are regularly undertaken.
- Drive on-going reviews of alternative options and leverage estate planning tools to aid decision making (e.g. micro market review, site criteria, benchmarking and appraisal model).
- Establish and co-ordinate brand property execs and ensure effective meeting minutes are produced and actioned.
Approvals Process
- Project manage overall approvals timetable to ensure delivery of capital plan targets.
- Ensure adherence to approvals process and best practice paper work.
- Prepare PDC submissions for Conversions and Growth projects >£250k.
- Prepare PLC Property Committee submissions for Conversions and Growth projects >£500
- Ensure all disposal and franchise approvals contain a robust business case which fully considers the managed alternative.
- Co-ordinate the production of all profit driver approval paper work to ensure they are in line with brand strategies and individual outlet plans.
Performance Monitoring and Controls
- Report to the Brand Property Execs on investment performance and delivery of incr. ROI and overall ROA.
- Lead the interrogation of investment performance to identify key drivers of performance.
- Identify and agree key priorities for improving investment performance, including sales forecasting, financial and investment templates and capital cost (feed into 1. above)
Asset Management Function
- Implement asset management and location planning systems at brand and functional level.
- Build capability in asset management in the wider organisation through providing clear functional leadership at all levels and ensuring maximum impact and influence on DD and OD decision making.

- Highly commercially focused, with a rounded knowledge of the business.
- Highly numerate/analytical, with a real eye for detail.
- Financially literate, with a thorough knowledge of P&L analysis and financial reporting.
- Strong knowledge of the market, competitors, consumer requirements.
- A Self-starter with strong project management skills
- Excellent communication and interpersonal skills; able to formulate opinions, manage expectations and influence effectively at all levels across the organisation.
- Highly organised, and able to manage multiple projects in tandem.
